The Math: If a 10-room hotel runs at 50% occupancy and charge £100 per, they earn £500.
The Advantage: We negotiate a “buyout” rate of £60 per room (plus a small commision). The hotel receives £600. You (the guest) book 10 rooms at £60 per night. you gain 100% of the property for 40% less. (the above is an example, rates differ).

This was a family and friends group booking. Room only basis. Breakfast was available for pre-booking at extra cost. The bar was available evenings 7pm – midnight. They decided the rooms and costs per couple/person.
